General
Annick Van Yper and Marc De Baerdemaeker are the owner and manager of B&B Visite. The owner can be replaced by a family member or an acquaintance, should circumstances require it.
These Terms and Conditions apply to all users of B&B Visite, located at Lindenlaan 5 – 9940 Ertvelde (Belgium).
Upon entering into a rental agreement, these Terms and Conditions go into effect.
Upon request, a copy of these Terms and Conditions will be provided to users free of charge.
Tenants must be permanent residents and at least 21 years of age or older.
The administrator is not liable for damage, loss or theft of users’ property. In case of disputes, all (legal) costs will be borne by the users.
All risks related to a stay in B&B Visite are the responsibility of the users.
Damage and loss of owner’s movable and immovable property must be reported and reimbursed to the owner by users during the stay.
Guests must follow instructions from the manager.
The manager may, in case of violation of these General Terms and Conditions and inappropriate behavior, deny and/or refuse guests access to B&B Visite, without further notice and justification and without refund of accommodation expenses.
The administrator’s records will be decisive in case of mutual disagreement, unless the users can prove otherwise.
Guests of B&B Visite must abide by the following House Rules and Regulations.
Reservation - payment of deposit and confirmation
The rental agreement can be entered into (subject to availability) by e-mail or through the reservation form on the website(www.visite.be) or through other booking channels. Telephone reservations must always be followed by a confirmation via email by the user.
Upon receipt of your reservation request, B&B Visite will send a confirmation e-mail with a request for payment of the deposit, which is 30% of the total amount of your stay (including breakfast). At that moment, the reservation is “in option” and the days chosen by you are kept free for you. If payment is received by B&B Visite within the specified period of 5 working days, the reservation is final. You will be notified of this by e-mail. If the payment is not received within the set period, then the option and the reservation request will be cancelled.
In case a room becomes available last minute (within the week), the deposit is forfeited and, after contacting B&B Visite, you will be asked to pay the full amount immediately. If no prior contact was made, B&B Visite cannot accept the reservation. In that case, the amount paid will be returned in full without deduction of any charges as soon as possible to the account from which the payment was made.
The website reservation form refers to these Terms and Conditions.
Payment
All accommodation fees must be paid at check-out. This can be done either in cash or via banccontact or Visa.
Current rates can be found on our website under “overnight accommodations.
If requested, the invoice will be sent digitally.
Breakfast
Breakfast is optional to book, please indicate your choice (standard or deluxe breakfast).
Guests are responsible for informing themselves of any allergies, food intolerances or diets.
Cancellation
We understand that there may always be unforeseen circumstances that prevent you from attending. Should that be the case, we kindly ask that you notify us as soon as possible.
On timely cancellation up to 21 days before the start date, your deposit will be refunded.
In case you have booked a last-minute (stay within the week) it can no longer be canceled.
House Rules
1. Arrival and departure
On the day of arrival you are welcome between 3:30 pm and 6:00 pm. Later arrival may be possible, but preferably by arrangement since at 6:30 pm the service in the restaurant starts. Luggage can, if possible for us, be brought earlier.
On the day of departure, we would like to say goodbye again by 10:30 am.
For identification purposes, we will ask you to show your passport or identity card. We will make a copy of this which will be destroyed no later than 7 working days after your departure.
No refunds will be made in the event of early departure.
2. Your stay
Use of B&B Visite by persons other than the tenants, is not permitted.
We kindly ask you to treat the inventory and furniture neatly during your stay.
We also kindly ask you not to cause noise pollution.
Once you are received, you can freely enter and leave during your stay, as we work with an access code and a salto lock. This badge must be returned upon check-out. The access code is changed for each guest.
3. Safety and Environment
Parking is free on private property in front of the door.
A first aid kit is provided (aperobar cabinet – bottom right).
Bringing a pet should be discussed in advance with the owner. The owner will ask questions about the animal’s behavior. Damage caused by the pet must be compensated.
Smoking is not allowed in the rooms and public areas. If you wish to smoke, it is allowed only in the garden (not in front of the house).In case of violation, 135 euro compensation will be charged. (The price of one night’s stay as the room cannot be rented the following day due to odor nuisance.
The bedrooms are suitable for overnight stays of up to two people. If desired, a crib can be added on request in the waiting room (the doctor’s room is not designated for this purpose).
